An Electrical Installation Condition Report (EICR) is a formal assessment of the electrical systems in your property, carried out by a qualified engineer. It identifies any wiring, circuits, or equipment that may be unsafe, non-compliant, or deteriorating — and gives your installation a clear pass or remedial outcome. Whether you are a landlord meeting your legal obligations, a homeowner buying or selling a property, or a business keeping on top of compliance, an EICR from ATO Solutions gives you the documented assurance you need.
ATO Solutions is NICEIC-accredited and has been carrying out EICRs across South West London for over 17 years. We issue certificates within 3-5 days of inspection as standard and provide a straightforward written report — no jargon, no unnecessary upselling.

What Does an EICR Involve?
During an EICR inspection, one of our qualified engineers carries out a detailed visual examination and testing of your property’s fixed electrical installation. This covers:
- The consumer unit (fuse board) and its components
- All fixed wiring throughout the property
- Sockets, switches, and light fittings
- Earthing and bonding arrangements
- Any previous electrical work or alterations
The inspection typically takes 2–4 hours for a domestic property, depending on the size and the number of circuits. Commercial properties may take longer. Our engineer will discuss timing when you book.

Understanding Your EICR Outcome Codes
Every EICR assigns one of the following codes to any observations made during the inspection:
| Code | Classification | What it means |
| C1 | Danger Present | Immediate risk of injury or death. Urgent remedial work required before the installation is used. |
| C2 | Potentially Dangerous | Significant risk present. Remedial work required as a priority. |
| C3 | Improvement Recommended | Not dangerous, but improvement would enhance safety. |
| FI | Further Investigation Required | Further investigation needed before the installation can be assessed fully. |
An EICR is marked as Satisfactory only where no C1 or C2 observations are recorded. If remedial work is required, we provide a clear, itemised quote — with no obligation to use ATO Solutions to carry out the work, though many clients choose to do so for continuity.

Local authorities can issue fines of up to £30,000 for non-compliance. If you manage multiple properties, we can discuss a scheduled inspection programme to keep your portfolio compliant.
Who Needs an EICR?
Landlords — Legal Requirement
Since July 2020, landlords in England are legally required to have a valid EICR for all tenanted properties. The rules are straightforward:
- EICRs must be carried out at least every 5 years, or at every change of tenancy if sooner
- A copy of the report must be provided to existing tenants within 28 days of the inspection
- New tenants must receive a copy before they move in
- If a local authority requests a copy, it must be supplied within 7 days
- If remedial work is required, it must be completed within 28 days (or sooner if specified in the report)
Homeowners
For owner-occupiers, an EICR is not a legal requirement — but it is strongly recommended every 10 years, or whenever you move into a property, carry out a major renovation, or have reason to suspect a problem with your electrical installation. An EICR is also frequently requested by solicitors as part of a property sale or purchase.
Commercial Properties
Commercial premises should have an EICR carried out every 5 years as standard. Many insurers require a current EICR as a condition of cover. We work with a range of commercial clients across South West London — from small offices and retail units to larger commercial premises. If you need to discuss your specific requirements, call us on 0800 050 2424.

EICR Pricing
No hidden call-out charges or additional fees for the certificate
Our EICR prices are all-inclusive — there are no hidden call-out charges or additional fees for the certificate. We offer two certificate turnaround options: a standard service with certificates issued within 3–5 days of inspection, or an express service with certificates issued within 2 days. Prices are subject to an on-site survey; the final cost may vary depending on the complexity of the installation and the information provided at the time of booking.
If you are an estate agent or managing agent with a portfolio of properties in Central or South West London, we offer a streamlined service with certificates issued within 3–5 days as standard, or our 2-day express service where turnaround is critical — contact us to discuss a programme that works for your business.
Any remedial work identified during the inspection is quoted separately within 2 days of the certificate being issued. There is no obligation to use ATO Solutions for follow-up work, though we are happy to provide a competitive, itemised quote.

Frequently Asked Questions
How long does an EICR take?
For most domestic properties, an EICR takes between 2 and 4 hours. The exact time depends on the size of the property and the number of electrical circuits. Larger or older properties with more complex wiring may take longer. Our engineer will give you a realistic time estimate when you book.
How much does an EICR cost in London?
ATO Solutions charges from £99 for a studio or one-bedroom flat, rising to £250–£350 for larger properties of five bedrooms or more. Commercial properties are priced from £250, depending on the number of distribution boards and circuits. All prices are all-inclusive. Certificates are issued within 3–5 days (standard) or 2 days (express). Call us on 0800 050 2424 for a quote specific to your property.
What happens if my EICR fails?
An EICR does not technically pass or fail — it is either Satisfactory or Unsatisfactory. An Unsatisfactory result means that C1 or C2 observations were recorded, indicating dangerous or potentially dangerous conditions. If this is the case, remedial work must be completed and the installation re-inspected before a Satisfactory certificate can be issued. We provide a clear, itemised quote for any remedial work identified.
How often do I need an EICR as a landlord?
Landlords in England are required by law to have an EICR carried out at least every 5 years, or at every change of tenancy if that occurs sooner. The report must be provided to tenants before or at the start of their tenancy, and to local authorities within 7 days of a request.
Can I rent out my property without an EICR?
No. Since July 2020, it has been a legal requirement for all privately rented properties in England to have a valid EICR in place. Landlords without a current EICR risk fines of up to £30,000 from the local authority.
What is the difference between an EICR and a PAT test?
An EICR covers the fixed electrical installation in a building — the wiring, consumer unit, sockets, and switches that are permanently built in. A PAT test (Portable Appliance Test) covers portable electrical appliances such as kettles, toasters, computers, and power tools. Landlords may need both: an EICR for the property’s fixed wiring, and PAT testing for any appliances they supply with the property.
Do you carry out remedial work after the inspection?
Yes. If the EICR identifies any C1 or C2 issues requiring remedial work, we can provide a competitive, itemised quote and carry out the work ourselves. There is no obligation to use ATO Solutions — you are free to use any NICEIC-accredited contractor — but many clients prefer to use us for continuity and because we already know the property’s installation.
